This is a three bedroom two story semi detached duplex for rent, available June 1st, 2014. Preference for a fixed term lease from June 1st, 2014 to Aug 31st, 2014, with option to renew. The rent is $1350/month plus electricity, oil and water. The combined cost of the utilities is probably in the $300/month range. Currently the apt is under slight renovation with the bathroom getting a face lift as well as some minor painting and drywalling. Please be prepared to use your imagination when you come over!

Layout:

The front door opens into a small foyer which is perfect for the transition from outside to inside. This is a great shoe removing area. One goes through another door to enter the full interior of the house. There are stairs going up on the right a hallway leading to the kitchen in the middle and the living room on the left. The kitchen is large with an island in the middle a small dining area, patio doors to the backyard and washing machine (and maybe a dryer if we find one), as well as all of the typical kitchen amenities. There is a doorway connecting the kitchen to the living room which boasts a non working fireplace. If one had chosen to go up the stairs there would be a nicely refinished bathroom at the top. Next to that is a medium sized bedroom, followed by a large bedroom and then a smallish bedroom. The house has all kinds of old world charm including 10 foot ceilings and original hardwood floors and the a fore mentioned non working fire place.

Neighborhood:

This apt. is located in the hippest of hoods, ie the North end. It is literally a stones throw away from Gus's pub, the Mid East food center, Fred, Local Source and all of the other wonderful shops and amenities of Agricola St. It is also close to Java Blend for all of your coffee needs, Sobeys for general groceries, the commons for fitness pursuits, and the citadel for star gazing. And if all that wasn't enough for you there are bus routes galore going up and down Robie St. which will take you all over the HRM.

Miscellaneous:

We require all of our tenants to have tenant's liability insurance for our protection as well as their own. There is one parking spot included with the unit. There will be a washing machine and potentially a dryer if we can find a way to fit both without getting a stack able.

Tenant:

Looking for quiet tenants who are responsible and respectful. The unit is in excellent condition and we would like to find tenants who appreciate a beautiful space and will keep it that way. Since the utilities are not included, this apt is perfect for tenants who are environmentally conscious and would not be wasteful with the water, heat and electric use. Preference is for no pets, but will consider them on a case by case basis. There is no smoking allowed inside the house.

Preference given to tenants who are keen on having a positive relationship with their landlords based on reasonableness, respect and good communication. We hope to provide a great rental situation to tenants who are good, honest and reliable.
